With our extended joint experience, and the numerous renovation project we have already conducted, we are proud to specialize ourselves on the niche of renovation and transformation of house from the 50’s to nowadays, but also environment friendly real estate development.
We have a deep understanding of the real estate market here in Luxembourg and in the Great Region. We know very well how houses behave when renovated. They all have their particularities, linked to their building dates.

THE LUXDOMUS HOUSE
ENERGY-EFFICIENT AND WITH LOW MAINTENANCE
Nowadays, it is not possible to build other than passive houses. However, the problem is quite different speaking of renovation. We cannot reach this ideal today, but we must try, as much as we can, to aim towards it. The Energy Advice, personalized diagnosis of all houses, brings a roadmap for renovation, and allows a true improvement of energy performance, while benefitting from tax incentive from the State.
At LuxDomus, we favor the use of bioclimatic energy technologies, either passive or less energy-consuming, such as solar panels, wood pellet heating systems, or heat pumps. Moreover, installing these technologies can very often lead to important tax incentives.
ENVIRONMENT FRIENDLY AND HEALTHY FOR ITS INHABITANTS
Not only must renovated houses be more and more energy-efficient, but it is also critical to reduce their environmental footprint in the long term, by using, as much as we can, environmentally conscious materials.

10 minutes before your alarm-clock rings, your shutters open to bring in daylight, allowing a smoother wake-up. Music automatically powers on in your children’s bedrooms and they wake up in a good mood! Let’s all have breakfast: hot coffee is waiting for you.
You’re off for work. You shut the front door, and your house automatically turns down all remaining lights, heaters and sets the alarm on. Washing machines will be launched during off-peak hours.

A RENOVATION PROJECT STEP BY STEP
You are the proud owner of a house built in the 50’s or later, and you wish to add value to your property.
Today, we do not live like in the olden days anymore. We like big friendly spaces, where one can breathe! However, it is not so easy to enlarge space in old houses.
Depending on their building period, houses have their own static properties which can, sometimes, forbid concrete extensions, or the wide opening of bearing walls.
At LuxDomus, we know houses, and their peculiarities. We rely on the expertise of true specialists, i.e. renowned static ingenieurs, masons, carpenters, and thus we can find and propose solutions adapted to your project and your budget.
FIRST MEETING
Our first meeting is free of charge. It will allow us to understand your needs and budget, and determine the feasibility of your project. We call this the preliminary conception.
At this step, we draw up how your project can take shape. We see how your means can match your needs, while respecting any requirement that may be prescribed by your municipality’s development plan.
All the information collected at this point will allow us to estimate the overall budgetary envelope of your project.
YOUR PROJECT IS UNDERWAY
We will be able to send you a first overall budgetary envelope for your renovation work within the next 5 business days. This document can be very useful for you to negotiate your loan with your banker.
If this estimate reaches your expectations, we shall come with every building trade to make a detailed and thorough calculation of the project. This document will be presented to you in person, in order to answer all your questions.
Should you decide to work with us, we will insure the coordination of our partners until the project’s completion.
THE ENERGETIC ADVICE
The Energy Advice is a personalized diagnosis, which will give you a roadmap for your renovation, allowing you to improve the energy performance of your house.
There are costs involved, but it can be heavily subsidized if at least one of its recommendations is followed during the renovation process. We strongly advise our clients to make this very important diagnosis.
LuxDomus can arrange your Energy Advice and walk you through the obtention of State subsidies.
